St. Petersburg & Tampa Bay Real Estate Market Update – Why Now Is a Smart Time to Buy or Sell

The Tampa Bay real estate market — including St. Petersburg, Pinellas, Hillsborough, and surrounding counties — continues to show strong activity as we enter mid-May 2025. According to the most recent 4-week market report from Stellar MLS, market activity is brisk and opportunities exist for both buyers and sellers alike.

Key Market Stats (Last 4 Weeks in Tampa Bay - Single Family Homes):

  • New Active Listings: 7,332

  • Pending Sales: 4,793

  • Homes Sold: 4,379

  • Canceled Listings: 1,399

  • Temporarily Off-Market: 366

In Pinellas County alone, 350 single-family homes closed in the last 4 weeks, with nearly 1,000 active listings currently on the market. These numbers signal a balanced market with solid inventory and strong buyer interest.

While condominiums showed slightly slower movement, the demand is still consistent, especially for well-priced units. In Pinellas County, for example, 830 condos sold in the same period — showing that even with fluctuations, desirable properties are moving fast.

Why It’s a Good Time to Sell:

  • Steady buyer activity means homes are still selling quickly.

  • Inventory remains manageable, so well-presented listings stand out.

  • Many buyers are looking to move into flood-safe areas or upgrade to homes with more space — especially important in markets like Gulfport and St. Pete.

  • There’s still upward pressure on prices for move-in ready homes in great neighborhoods.

Why It’s a Good Time to Buy:

  • A healthy number of active listings gives buyers more choice.

  • Sellers are increasingly open to negotiation, especially on price or closing costs.

  • Mortgage rates, while fluctuating, remain historically moderate compared to past decades.

  • Buying now locks in equity before the next market upswing — a common trend in Tampa Bay’s seasonal cycles.
