Florida’s Hometown Heroes Program Returns July 2025: What You Need to Know

Buying a home in Florida is a dream for many—especially those who serve our communities every day. Whether you're teaching in a local school, working the ER night shift, or serving in uniform, the rising cost of housing can make homeownership feel out of reach.

But there’s good news: Florida’s Hometown Heroes Down Payment Assistance Program is reopening on July 1, 2025—and it’s one of the most generous homebuyer assistance programs in the state.

Here’s everything you need to know about the 2025 relaunch of this impactful program, how to qualify, and how to prepare before funds run out.

What Is the Hometown Heroes Program?

The Hometown Heroes Program was created by the Florida Housing Finance Corporation (FHFC) to help essential workers—like nurses, police officers, teachers, and military service members—buy homes in the communities they serve.

Originally launched in 2022, the program was incredibly popular, but funding ran out quickly. Now, after being re-funded for the new fiscal year, it’s back for another round in 2025.

How Much Assistance Can You Get?

Qualified applicants can receive up to $35,000 in down payment and closing cost assistance. The exact amount depends on your needs and loan type.

This assistance comes in the form of a 0% interest loan, which is deferred and non-amortizing—meaning you don’t pay it back month to month.

You only repay the loan if you:

  • Sell the home

  • Refinance the mortgage

  • Rent the home out

  • Stop using it as your primary residence

Who Qualifies?

To be eligible, you must meet several criteria:

✅ First-Time Homebuyer Status

You must not have owned a home in the past three years.

✅ Full-Time Employment in an Eligible Occupation

The program is open to many essential workers including:

  • Teachers and education staff

  • Law enforcement officers

  • Firefighters and EMTs

  • Healthcare professionals (RNs, CNAs, etc.)

  • Military members and veterans

  • 911 dispatchers

  • Childcare providers

  • Mental health counselors

Ask for a complete list if you’re unsure if your job qualifies.

✅ Florida Residency

You must be purchasing a primary residence in Florida.

✅ Income and Purchase Price Limits

You must meet county-specific income limits. In most Florida counties, the limit is set at around 150% of the median income, which can still be quite generous depending on your area.

The home’s purchase price also needs to fall within limits set by the program.

How to Apply

You can’t apply directly to the state. You must work with a participating lender who is approved by Florida Housing.

Here’s a step-by-step breakdown:

  1. Connect with an approved lender – I can help you get started with someone familiar with the program.

  2. Get pre-approved – Your lender will verify your income, job, and eligibility.

  3. Find a home – We’ll shop for homes that fall within the program’s limits.

  4. Submit your application – The lender will handle all the backend paperwork.

  5. Close with assistance funds – Once approved, your down payment help is applied at closing.

Why Act Now?

Funds are limited and first-come, first-served. In 2024, millions in funds were gone in just weeks.

If you think you might qualify, start getting your documents in order now so we can hit the ground running in July.

You’ll need:

  • Employment verification

  • Tax returns and pay stubs

  • Bank statements

  • Pre-approval from a participating lender

Additional Tips

  • Consider getting a 4-point inspection early if the home is older—it’s often required by insurers and can delay the process.

  • If you’re a veteran, you may also combine the program with a VA loan for maximum benefit.

  • Talk with a local real estate agent (like me!) to find homes that align with the program’s price limits and requirements.
